Take control of your choices on the Western Algarve........

Welcome to THEVILLAWORKS… a whole new concept in designing and building your own villa in the Western Algarve!

In association with SJI Overseas THEVILLAWORKS has been created by leading Western Algarve construction company Pedro Costa a Costa (PCC). Following over 20 years of successfully satisfying over 300 clients PCC want to share the EMOTION…PASSION..and SATISFACTION of creating your dream home.


Why Build?

Many people see a built villa and decide it is what they want, where they want it and at a price they can afford. However if you are to truly create your dream home you want to choose your location, your plot, and then design and build your own villa. It's your home and your choice.

The most common reason people give for having their own villa built, is that they want to CREATE their DREAM home, their choices, and not someone else’s.

All your own taste and personal requirements can be built in from the start.
Also by assembling the component parts, the plot and construction, you are cutting out the middle man, THE DEVELOPER, and as we believe we can illustrate to you, save a considerable amount of money, as well as ending up with a tailor made property.


The Process

Land + Build = Move in

To start the process we need to find a plot to suit your requirements. You can find one yourself or we can help you either from our own plot list or by searching your preferred location. The plot will need a planning permission (Alvara). A license will be issued by the local town hall (Camara). The Alvara will detail the specific remit you have to build such as number of floors, height and total construction area. Please see below some plots we have currently available in various locations across the Western Algarve:

Construction Budget
Based on your architects plans and brief to our engineer, we will provide a detailed construction budget for your consideration. This can also be linked to bank finance and draw down requirements you may have. For an estimate based on most of the normal variables, a fairly accurate quote can be achieved.

You can use your own architect or one of ours. The architect will ensure the submitted plans are fully approved. Once approved you can sit with one of our engineers and discuss your personal specifications and finishing requirements.
Contract Signing
Upon signing the construction contract, we will notify the CAMARA of our instruction to start building, and install a (AVISO) notice sign on the Plot, making public the intention and timescale of the build.

Project Management
You will have your own Qualified Project Engineer throughout the construction process who will be responsible for all co-ordination and implementation. The construction process will take up to 12months from signing the contract.

We will send we you monthly updates and photographs of progress, and co-ordinate with any bank instructed engineers should a mortgage draw down be involved.

Your Own Choices
During the process, particularly from the middle towards the end, you will need to be more involved with choices such as Kitchens, bathroom fittings, doors designs, tiles and wall colours. We can also help you with both Interior designer and landscaping requirements. Interior design and furnishing needs to be planned at least 6 months prior to installation. Finally we recommend you factor in a number short trips at the appropriate times to ensure good communication of your choices with your project engineer.

Upon completion of the villa, we will co-ordinate with the CAMARA to obtain the Habitation license. This usually takes approximately 4-6 week, and once this is issued we arrange for all the services like Gas, Electric and water to go live.

Before we take the final payment, we like to finalise any minor snagging issues with the owner, and we commit to completing all within one month.
